Located in the town center, an existing retail strip is transformed into a mixed-use development. Keeping the existing façade and most of the footprint, this adaptive project will add residential units above. The focus of this design is to keep as much of the existing as possible, while inserting residential volumes above.
The residential units will have rear lobby access, along with parking in between the building and existing wetlands. The street face will focus on the retail stores and views to how the residential rests above. The project has finished pre-design and is now in the schematic phase. Having been able to hand draft elevations as an exercise, drafting up these sketched perspectives to get preliminary ideas out to the client was a quicker process. In addition to modeling in Revit, the preliminary design phase had my tasks focused on hand drawing plans and elevations. These hand drawings allowed for not only quicker but more iterations.

The Design Package
Aside from design tasks, researching local zoning code was necessary to aid in the design process. The current challenge the project is facing is its parking requirement. This project has stopped in the schematic phase, more parking iterations are developed. The zoning code has posed essential to this exercise.
